CPM Construction Scheduling is an integral part of the identity of Riverso Associates, Inc. Scheduling is not merely an exercise performed at the request of a client; it plays a vital part in the execution of virtually every project. Construction and Construction Management projects are always planned and executed with a schedule based in reality. Our schedulers work hand-in-hand with Prime and Trade Contractors to interpret their logic and strategy as well as providing valuable input and experience to the Contractor.
Serving as the director of scheduling for Riverso Associates, Inc., David Mott has over 20 years of experience in the construction industry developing and monitoring CPM schedules for many different types of private and public works projects including municipal, school, sewage treatment and roadway construction. RAI also provides expert testimony support for litigation matters pertaining to schedule impact claims.
One of our Firm’s major assets is the ability to develop complex CPM Schedules for Contractors that require specialized schedules needed to project future activity, accurately record project status, and monitor delays.
Listed below are some items describing RAI’s current CPM Scheduling program:
- RAI has a full time Scheduling staff capable of handling various types of construction.
- RAI primarily utilizes both the Primavera and Microsoft Project formats, as well as other minor scheduling programs. RAI has in-house capabilities for large sized plots. Smaller sized plotters are utilized to support scheduling, phasing charts and other specialized graphics.
- RAI is capable of producing hand drawn arrow-on-arrow diagrams such as those required by the MTA and other governmental agencies.
- In the Planning Phase of a project, RAI provides Strategic Planning Schedules that define the milestones and help develop the Strategy of design, bid packaging, build, etc. Activities noted as important elements of a schedule include owner approvals, governmental approvals, various design stages, long lead items, etc.
- Contrary to many other scheduling firms, RAI’s CPM personnel have a construction background and are not primarily computer analysts. The schedules are prepared with the benefit of years of practical experience.
- An integral component of many projects would be the development of Phasing requirements. To satisfy those requirements, RAI has a strong in-house graphics group employing CAD and Designer that produce these phasing diagrams and drawings. These drawings can sometimes become part of the contract documents. The documents can include milestone dates, department moves (from-to), temporary holding areas, contractor staging areas, etc.
In addition to the standard level of scheduling, RAI's scheduling offers a specialized service that sets us apart from our competitors including:
- Consultation on delays and methods of recovery
- High Priority Procurement reports to track long lead items
- Resource-loading and forecasted usage curves (by request)
- Total float and risk analysis (by request)
- Schedule reports sorted by subcontractor (by request)
- Preparation of an “Early End” schedule to be used for managing subcontractors (by request)
